Why It Matters in NYC

Self-assessment of rodent problems routinely underestimates severity and misidentifies species. What a homeowner sees is almost always a small fraction of the actual population or infestation. Mice are primarily nocturnal and hide in wall voids where they're never visible from the living space. Rats visible during the day in urban environments usually indicate a population large enough to compete for food during off-peak hours — meaning the overnight population is substantially larger than what's seen.

Species identification changes the entire treatment approach. Norway rats and roof rats require completely different exclusion strategies — ground-level foundation work for Norway rats, roofline and upper-story sealing for roof rats. House mice require sealing of dime-sized gaps that wouldn't stop a rat. Deer mice require specialized removal protocols because of hantavirus risk. Treating for the wrong species means the treatment doesn't work.

What a proper inspection finds that homeowners consistently miss: sewer clean-out gaps that connect directly to the sewer system, pipe penetrations in walls behind kitchen cabinets that are invisible without moving appliances, roof vent screens that are torn or missing, and utility shaft penetrations between apartments in multi-unit buildings. These are the actual access routes. Treating the apartment without addressing these is treating symptoms.
